About Our 1% Model

I have been in San Diego real estate for over 10 years. Early in my career I worked the traditional model and I watched seller after seller walk away from closing with far less equity than they should have. Not because the market failed them. Because the commission structure did.

A traditional listing agent charges 2.5–3%. On a $800,000 home that is $20,000 in listing fees alone. On a $1,000,000 home it is $25,000. I kept asking myself: what am I doing differently that justifies that fee over what I could deliver at 1%?

The honest answer was nothing. The photography was the same. The MLS was the same. The negotiation was the same. The only thing different was the number on the check and who was writing it.
